While also being able to decipher how your home may differentiate from those comparable listings. Market conditions also play a major role in determining the sale price of your home. Record setting prices are not typically obtainable through poorly prepared properties. Appearance is so important, considering how emotionally drawn buyers can get to a place they really like. Time
The longer a property stays on the market, the harder it is to get maximum price for it. Which can lead to one of two routes; price reductions, or taking it off the market entirely and relisting it in the future. Neither of these options sound favourable if you are motivated to sell your home. Nailing the appearance and traffic metrics will result in a faster sale at a higher price.
